What is Property and Asset Management?

Property management involves overseeing the maintenance, operations and real estate of different properties. The responsibilities of somebody working within property management can include managing relationships with tenants to ensure any disputes are handled correctly, ensuring any required maintenance or repair work is carried out efficiently and adhering to legal compliance and fire safety regulations. Overall, property management refers to the day-to-day maintenance of property.

Asset management, on the other hand, focuses more on maximising the value of properties over time and dealing with financial tasks. Those working within the asset management of properties can be responsible for overseeing multiple properties, financial forecasting, carrying out strategic planning to identify opportunities for redevelopment and analysing market trends and economic factors that might help to inform decision-making.

How can people get into Property and Asset Management?

For those wanting to pursue a career within property and asset management, there are a number of advised steps to take in order to increase employability, including:

Gaining practical experience

Gaining hands-on experience within property and asset management is a great way to develop a professional's skills and showcase their ability within the sector.

Individuals taking part in this degree apprenticeship will develop skills within areas such as valuation, management and investment on the Royal Institute of Chartered Surveyors accredited course.

Networking and self-learning

Like in any sector, building a network of like-minded professionals is a great way to get a foot in the door. Not only is networking a great way to learn from those who have relevant skills and experience, it can help aspiring property professionals stay on top of industry trends and learn ways to be competitive within the field. Industry events are also a great way to hear from people with years of experience.

Publications such as Property Week are a great source of news within the sector and an effective way for aspiring property and asset management professionals to clue themselves up on what’s happening in the industry.

Such publications provide news surrounding developments, rent, legal disputes, investments and more.

Obtaining qualifications

Whilst not always necessary, acquiring relevant qualifications within property or a related field can be an effective way to successfully pursue a career in property and asset management.

Undergraduate degrees in a relevant field such as real estate, property management, urban planning or geography are an effective way to equip aspiring property and asset management professionals with a solid foundation of the technical and practical skills needed to achieve within the sector.

These courses generally combine theoretical knowledge with practical application and uncover topics such as legal compliance, property valuations, lease management and sustainability.

Modules looking into property law teach students how to navigate complex regulatory environments and some courses incorporate placements with industry leaders to afford aspiring professionals the opportunity to develop their practical skills.
