Disrepair Surveyor
Location: South West England
Rate: TBC
Contract: 6 - Months Ongoing
Spencer Clarke Group are supporting a Local Authority to appoint a Disrepair Surveyor within their Housing and Landlord Services team.
This is an interim role managing a caseload of housing disrepair claims from initial inspection through to completion, producing technical reports and specifications and overseeing remedial works to a high standard, with a strong focus on resident communication and outcomes.
Responsibilities include
* Manage a caseload of housing disrepair claims from investigation through to completion
* Undertake detailed property inspections to identify defects, causation and landlord repairing obligations
* Diagnose building defects including damp and mould, water ingress, roofing defects, drainage problems, structural issues, heating failures and ventilation issues
* Produce clear technical reports, schedules and specifications to support remedial works
* Monitor works on site, overseeing contractors and repairs teams to ensure quality, timescales and budget targets are met
* Carry out post-inspections to verify satisfactory completion and required standards
* Provide technical advice and evidence in relation to legal disrepair claims, including reports and witness statements where required
* Maintain effective communication with residents, managing expectations, access arrangements and progress updates throughout each case
About you
* Proven experience surveying residential properties, diagnosing defects and preparing specifications and technical reports
* Strong knowledge of building construction, defect diagnosis and responsive repairs or property maintenance
* Experience managing repair delivery and supervising contractors to quality, programme and cost expectations
* Confident communication skills and a customer focused approach when dealing with residents and stakeholders
* Social housing and disrepair claim experience is highly desirable
* Relevant qualification in Building Surveying, Construction, Building Studies or similar is desirable
* Membership of a professional body such as RICS or CIOB would be advantageous
