Estates Surveyor
Location: North East England

Contract: 3 - Months Ongoing
Spencer Clarke Group are supporting a local authority to appoint a Estates Surveyor within Property services, transactions and valuations.
This role will take the lead on a caseload of land and property transactions and valuation work, supporting wider regeneration and corporate asset management activity. You will provide clear advice to stakeholders, manage instructions through to completion, and support the service to deliver to budget and timescales.
Responsibilities include
- Delivering land and property valuations to support acquisitions, disposals and wider asset management work
- Managing a range of property transactions from instruction through negotiation to completion
- Supporting acquisitions and disposals to meet agreed budgets, timescales and corporate objectives
- Providing practical development and regeneration advice to support projects at concept and delivery stage
- Supporting landlord and tenant work including lease renewals and rent reviews
- Negotiating and valuing rights and interests the council grants or takes, ensuring robust supporting evidence
- Leading on defined workstreams such as Right to Buy valuations where required
- Instructing and managing external consultants and surveying practices to support delivery of workload
- Producing clear written reports and presenting updates at internal and external meetings
- Working closely with internal services to ensure transactions align with wider council strategies and projects
- Building and maintaining effective working relationships with key stakeholders
About you
- Proven experience delivering property valuations and managing acquisitions and disposals
- Good understanding of commercial property markets
- Ideally experience of compulsory purchase valuation methodology, or another specialist valuation area
- Knowledge of relevant local authority legislation and procedures
- Strong written and verbal communication skills, with the confidence to present and negotiate
- Able to manage deadlines, prioritise workload and work on your own initiative
- Comfortable using property appraisal tools, spreadsheets and databases
- RICS member, or working towards qualification
