Property Surveyor
Location: London
Rate: £305 Per day
Contract: 3 - Months Ongoing
Spencer Clarke Group are supporting a local authority to appoint a Property Surveyor within a Housing Property Services team.
This is a frontline surveying role supporting the delivery of a responsive and planned maintenance service across a large housing portfolio, with a focus on quality, compliance and resident outcomes.
Responsibilities include
* Carrying out pre and post inspections on repair and maintenance works
* Managing a varied caseload across responsive repairs, planned works, voids and refurbishment activity
* Diagnosing defects including damp, mould, condensation, leaks and water ingress
* Leading leak investigation cases through to resolution and ensuring remedial works are completed to a good standard
* Monitoring contractor performance, quality and compliance through inspections and audits
* Reviewing variations, extensions of time and requests for payment in line with contract requirements
* Handling resident enquiries and complaints, including complex repair cases
* Producing clear technical reports, specifications and updates for stakeholders
* Ensuring works meet relevant health and safety requirements and CDM expectations
About you
* Proven experience surveying residential property repairs and maintenance, ideally within social housing or a local authority setting
* Confident diagnosing building defects and specifying appropriate remedial works
* Experience managing maintenance contractors and driving performance and value for money
* Working knowledge of health and safety requirements and CDM regulations
* Able to manage competing priorities in a fast paced, customer focused environment
* Strong communication skills with the ability to build relationships with residents, contractors and internal teams
* A relevant building, surveying or construction qualification, or equivalent practical experience
