Building Surveyor - Diagnostics
Location: London
Rate: £308 Per day
Contract: 3 Months ongoing
Spencer Clarke Group are supporting a local authority to appoint a Building Surveyor in the Diagnostics team.
You will visit residents in their homes to diagnose building defects that fall within the council's repair responsibilities, raise and manage the required works, and provide technical reporting for review panels and senior stakeholders.
Responsibilities include
- Inspecting homes and buildings to identify the cause of defects, including condensation related issues
- Raising repair work orders using the National Housing Federation Schedule of Rates or suitable specifications
- Producing clear technical reports and presenting findings to the High Value Repair Panel
- Managing subsidence and structural failure cases, working alongside external specialist consultants where needed
- Completing quality checks on works in progress and completed works to ensure standards are met
- Overseeing site works, agreeing variations and supporting the management of payments
- Maintaining accurate electronic records and keeping managers updated on progress and risks
- Supporting the development of repairs policies and procedures with the Legal Disrepair and Diagnostics Manager
- Obtaining quotations and tenders in line with procurement processes and managing delegated budgets
- Ensuring compliance with relevant legislation, Building Regulations, codes of practice, and health and safety requirements
About you
- Experience carrying out building inspections and diagnosing the underlying causes of building defects
- Strong working knowledge of Building Regulations, relevant legislation, and good practice standards
- Confident producing professional technical reports and presenting information to panels or senior stakeholders
- Experience managing complex cases such as subsidence or structural failures, including working with consultants
- Able to manage works on site, handle variations, and maintain accurate records and documentation
- Customer focused, with the ability to respond professionally to residents, representatives and internal colleagues
- Willing to attend meetings as required, including outside normal working hours when necessary
